These terms apply when you open an advertiser account or buy an advertising package on spokanehorseproperties.com. By creating an account or completing a purchase, you agree to them. Our Privacy Policy explains how we handle your information.
Who can advertise
- Agent / Broker accounts are for real estate licensees advertising properties they are authorized to market. You are responsible for following your license law and your brokerage’s advertising rules, including showing your brokerage name.
- For Sale By Owner accounts are for the owner of the property, or someone the owner has authorized in writing.
- You must be at least 18, give accurate contact information, and keep your password private. You are responsible for activity on your account.
Packages, payment and renewal
- Prices and what each package includes are shown on the Advertise page at the time you buy. For Sale By Owner packages are priced separately from Agent / Broker packages.
- Payment is taken in advance through PayPal or Square. Packages are one-time purchases and do not renew automatically; we will email you before your package ends so you can renew if you wish.
- Your listing goes live as soon as payment is confirmed and stays up until the package end date shown in your account. Renewing before then adds the new time to the end of your current package.
- When a package ends, its listings are taken down automatically. They are saved in your account and go back up when you renew. Listings you mark as sold may remain in our Recently Sold section.
Refunds
Because listings go live immediately, packages are generally non-refundable. If you were charged twice, your listing never went live because of a problem on our end, or you contact us within 3 days of purchase and your listing has not been published, we will refund you. Listing rules
You are responsible for everything you post. Listings must:
- be for real property in our service area that is actually available (or recently sold, if marked that way);
- be accurate and not misleading about price, acreage, water, zoning, improvements or condition;
- use only photos and text you own or have permission to use;
- comply with fair housing laws. Do not state or imply any preference, limitation or discrimination based on race, color, religion, sex, disability, familial status, national origin, or any other class protected under federal, Washington or Idaho law;
- not contain spam, links to unrelated sites, personal information about other people, or anything unlawful.
Please mark a property sold or pending promptly, and take it down if it is no longer available.
Our rights
We do not review listings before they go live, but we may edit formatting, remove content, or take down any listing or account that breaks these terms or that we reasonably believe is fraudulent, without a refund. We may change packages and prices for future purchases; changes never affect a package you have already paid for.
By posting photos and text, you give us permission to display, resize and promote them on this site and our social media for as long as the listing is active and in our Recently Sold section, and you confirm you have the right to give that permission.
No guarantees
We are an advertising site, not a real estate brokerage. We do not guarantee any number of views, inquiries or a sale, and we are not part of any transaction between buyers, sellers and agents. Buyers should verify all listing information independently. The site is provided “as is.” To the extent the law allows, our total liability to you for any claim is limited to the amount you paid us in the 12 months before the claim.
General
These terms are governed by the laws of the State of Washington. If any part is found unenforceable, the rest still applies. We may update these terms; the version in effect when you buy a package applies to that purchase.
